Your options
Every path, including the ones that don't involve selling to us.
- 01
Talk to a free housing counselor
HUD-approved counselors can help you contact your lender and review loan changes. This is free and should be your first call.
- 02
Loan modification or repayment plan
Your lender may lower payments or spread the missed amount over time. Ask for 'loss mitigation' in writing.
- 03
Mediation
Hamilton County Court of Common Pleas offers foreclosure mediation. You can ask for it after you're served.
- 04
Sell before the sheriff sale
If you have equity, selling can pay off the loan and protect your credit better than a completed foreclosure.
- 05
Short sale or deed in lieu
If you owe more than the home is worth, your lender may accept less or take the deed back.
Good to know in Ohio and Hamilton County
Ohio uses judicial foreclosure. That means the lender has to file a lawsuit, and the case goes through court before any sale.
Hamilton County Sheriff foreclosure salesYou'll usually have 28 days after being served to file an answer with the court. Not responding can lead to a default judgment.
In Ohio, you can usually still pay off the loan and keep your home until the court confirms the sheriff sale.

Common questions
How long does foreclosure take in Ohio?+
It often takes several months to a year or more from filing to sheriff sale, depending on the case and the court's schedule.
Can I sell my house if it's in foreclosure?+
Yes, until the sale is confirmed. The loan gets paid off at closing from the sale money.
Will I owe money after a foreclosure?+
Maybe. If the sale doesn't cover the loan, the lender can ask for a deficiency judgment. Talk to a lawyer or counselor about your situation.
